About foundations and excavation
Foundation work starts underground. The bearing capacity of the soil, how deep the frost or moisture line sits, and how the site drains all decide the footing before anyone thinks about concrete. Where a geotechnical report exists it governs; where one does not, the local building code sets the minimums.
Excavation is layout as much as digging. Footing trenches have to be cut to line, level and width, kept clean, and protected from collapse and from rain filling them. A trench that has been open through bad weather often has to be re-cut rather than poured into.
Reinforcement in a foundation is not optional detail. Bar size, lap length, cover and the way corners are tied are what allow a footing to bridge a soft spot instead of hinging over it. This is the stage inspectors care about most, because it is the last moment anything is visible.
Stem walls, monolithic slabs and pier-and-beam are different answers to the same question, and the right one depends on the site rather than on preference. Backfill and compaction after the pour matter almost as much as the pour, because poorly compacted backfill is what later shows up as settlement against the wall.
What foundations and excavation work involves
Access, existing levels, drainage, and what has to be removed before any excavation starts.
Trenches or pads cut to line and level, spoil managed, and the excavation kept clean and safe.
Forms set true, reinforcement placed to the schedule with correct cover and laps.
Where permitted, the footing is inspected with the steel exposed.
Concrete placed and consolidated, with the top of the pour set accurately for what comes next.
Compacted backfill in lifts, and drainage reinstated so water moves away from the structure.
Materials, finishes and specifications

- #4 and #5 bar is typical in residential and light-commercial footings; laps and cover are specified

What decides the price of foundations and excavation
No two jobs price the same. These are the things that move the number, and they should each appear as a line on a written quote.
- Depth and length of excavation
- Soil conditions and whether rock is encountered
- Volume of spoil to be removed
- Reinforcement schedule
- Engineering and permit requirements
- Access for machinery and concrete delivery
- Dewatering or shoring where the ground demands it
- Backfill, compaction and drainage reinstatement
What to ask before you hire
- Ask for the contractor's licence number and current insurance certificates, and check them yourself.
- Insist on an itemised quote rather than a single lump sum — thickness, reinforcement, prep, finish and haul-off should each have a line.
- Ask whether the crew on site works for the company or is brokered out, and who your point of contact is on pour day.
- Ask what the sub-base preparation is, what reinforcement is specified, and how joints will be laid out. Vague answers are the warning sign.
- Ask what happens if the work fails later, and whether that answer is written into the contract rather than said on the doorstep.
- Ask for recent references for the same kind of work in your area, and call one.
What goes wrong on these jobs
- Settlement traced back to compaction or to poor bearing soil.
- Trenches that fill with water or collapse before the pour.
- Reinforcement cover or lap lengths that fail inspection.
- Additions that settle differently from the original structure.
- Backfill that was not compacted in lifts and later drops away from the wall.
Straight answers
Frost depth, the bearing capacity of the soil and the local code. On engineered projects the geotechnical report sets it.
Because almost all foundation settlement is soil moving, not concrete failing. Compaction in lifts is how that is prevented.
Usually. Tying new work to an existing structure without allowing for differential settlement is a common source of cracking later.
